Case Study: Elephant & Castle Town Centre
The redevelopment of the 1960s Elephant & Castle Shopping Centre and an adjacent University Arts London (UAL) site is a complex long term regeneration project. It is a comprehensive mixed-use development across two sites. Planning consent has been achieved to deliver 983 new residential dwellings of which 35% will be affordable by habitable room including 116 social rent homes and 3 social rent equivalent homes, a new building for London College of Communication (University of Arts London) and a centre for UAL’s core university services, 40,000 square feet of leisure use class proposed to include a multi-screen cinema and 500 persons capacity cultural venue, shops, cafes and restaurants including on-site affordable retail and workspace facilities. Further it will provide new transport infrastructure, including a new Northern Line entrance, London Underground ticket hall and at grade access to Elephant and Castle mainline railway station as well as 2.5 acres of high quality public realm including new pedestrians routes, railway arches and a public square. There will be significant job creation during the build, with 1,230 construction workers per year needed across the ten-year construction period and approximately 2,000 full time jobs being provided in the new town centre.
