We are conscious that property development has a huge impact on society. We all live, work, shop and relax in the buildings that real estate professionals plan, design, fund and construct, so we have a responsibility to ensure that the developments make a positive contribution and benefit our stakeholders across tenants, consumers, partners, investors and the wider community.
Delancey has sought to exert greater control over design and contractor teams by the introduction of a sustainable development and refurbishment brief. The brief aims to encourage the highest feasible sustainability standards during the design and construction stages of new developments and refurbishments by providing a clear set of guidelines to develop practical pathways for ESG implementation. The brief includes value driven targets for teams to adopt, and this will ultimately allow Delancey to better manage ESG related risks and opportunities for new developments and refurbishments.
In most development situations there will be a requirement for construction contractors to make local employment engagements and all construction contractors managed by Delancey must achieve high standards of environmental protection within their Construction Method and Management Statement and support social value and community engagement through the Considerate Constructors Scheme.
We are fully conversant with BREEAM which provides measurable standards for development and the quality of in use accommodation. We target an ‘Excellent’ and strive for an ‘Outstanding’ BREEAM rating for commercial property or Home Quality Mark 4 star for residential property as well as an EPC Certificate of B or better. We keep pace with the emergence of new standards and certifications such as LEED for Neighbourhood Development and embrace innovation and change if applicable for the circumstance. Delancey prioritises objectives for worker well-being, first class design and, backed up by appropriate certification, excellent well-being environments for occupiers and residents.
During both the planning and construction of our developments and in our daily business activities we take great care to ensure that we make a positive impact upon the environment. In implementing our development strategies, both design and construction techniques provide responsible investment opportunities and recent developments have used numerous initiatives to reduce environmental impact, such as the re-use of existing basement slabs, use of off-site pre-assembly of cladding and service modules to reduce site time, materials on site and deliveries to site, and voluntary contractor quiet hour restrictions.
