ShopStop, Clapham Junction
Constructed in 1987, ShopStop, a 70,000 sq ft mixed use scheme forming the entrance to Clapham Junction railway station. The retail units extend down St John’s Hill, towards the major junction with St John's Road and the town centre.
- Acquired in November 2007 as part of the Metro Shopping Fund, in joint venture with Land Securities PLC.
- The office element is located at first and second floor level with additional basement car parking.
- Retailers at the time of sale included a 5,000 sq ft Sainsbury’s Central, M&S Simply Food, Paperchase, Café Nero, Hotel Chocolat, Mac Cosmetics and Monsoon, as well as a 14,000 sq ft gym let to Fitness First.
- Clapham Junction is the busiest railway station in Europe, serving all lines travelling into London Waterloo and a large number of lines travelling to London Victoria station.
- Ultimately plans to redevelop the site were unsuccessful, however Delancey’s asset management initiatives during ownership resulted in Zone A rents rising from £140psf at acquisition to £240psf. At the time of sale, a letting was under offer for £340psf.
ShopStop, Clapham Junction was sold in June 2018.
